How selling works
Four steps from form to market.
01
Submit your property details
Share the address, property type and your asking price. It's private and nothing is published.
02
I review your submission
I read every submission myself, then get back to you about your property and your plans.
03
We meet and sign an authority
In person, with a notarized Authority to Sell that sets out the terms before anything goes public.
04
Your property goes to market
Only then is it marketed through my licensed broker, with your agreement on the details.
Be ready
Documents to prepare when selling.
Requirements vary by property. You don't need these to submit the form, and we'll go through what applies when we meet.
Proof of ownership
Owner's copy of the title: a TCT for house and lot or land, or a CCT for a condo.
Tax records
Latest tax declaration and real property tax receipts.
Owner identification
Valid government IDs, plus a Special Power of Attorney if you're selling on someone else's behalf.
Condo paperwork
For condos, usually a clearance from the condominium corporation showing dues are settled.
Know the numbers
Costs of selling property in the Philippines.
General guide only. Confirm current rates with the BIR, your local government or your broker, because who pays what is part of the agreement.
Capital gains tax
Generally 6% of the selling price or the property's assessed or zonal value, whichever is higher, on property treated as a capital asset.
Documentary stamp tax
Generally 1.5% on the same basis, plus transfer tax and registration fees that are often arranged between buyer and seller.
Professional fees
Submitting costs nothing. Any fees are explained and agreed in writing before you sign.
Binding ba kapag nag-submit ako ng property for sale?
Walang binding hangga't hindi tayo nagkikita in person at pumipirma ng notarized Authority to Sell.
Bakit kailangan ng notarized Authority to Sell?
